The final nod to the Mumbai Urban Transport Project (MUTP) 3A from the railway board will not only make commuting between the western and central suburbs easy but also open up new areas along the Panvel-Virar corridor for residential development

Mumbai Urban Transport Project 3A is the first to receive government sanction only a year after its announcement. The Mumbai Urban Transport Project initiative is a solution-driven strategy towards addressing commuting problems. Mumbai Urban Transport Project seeks to increase the capacity of the railway network in Mumbai – a network that transports almost 80 lakh commuters every day.

MUTP 3A will connect the farthest suburbs in the city, namely Panvel to Virar through a completely new railway line. And after the extension of Harbour line to the Western leg from Goregaon to Borivali, commuting would receive a boost with Panvel gaining easier access to Borivali.

The delay in completion of all Projects is causing discomfort to the residents as they have invested in the residential projects close to the areas that fall along these transport project lines. Thus announcement of the transport project especially Virar-Panvel has opened up new suburbs along its route and citizens are gauging the realty prospects of the surrounding areas. Renowned builders are also seen to tap such micro-markets as the demand for affordable housing in these belts is increasing. Land parcels will open up between Panvel and Virar that had less access via public transport. MUTP 3A thus will be a catalyst that provides impeccable connectivity, which would be around 70 km in length and cost approximately Rs 7,000 cr.

Currently, the trains are very crowded and run at odd hours, plus one has to switch trains to reach the desired destination from harbour to the western line. In short, it's an inconvenient mode of transport. The Panvel-Virar corridor will cater to the commuting needs of people who might be staying on the Virar end of the line will have the advantage of being close to the new international airport that has been proposed at Panvel.

Some other areas that will see a boost will be Goregaon and Borivali, as the project will be finally joining these two stations on the Harbour line, thereby creating new commute patterns to Navi Mumbai. The 26-km railway line will be joined to the extension that was inaugurated in 2018 between Andheri and Goregaon.

This will complete the Harbour-Western loop with a continuous train ride from Panvel to Borivali without a break at Andheri or Vadala. The elevated Chatrapati Shivaji Maharaj Terminus (CSMT) to Panvel corridor at approximately Rs 1,200 crore is the star of MUTP 3A. The line is being touted as a game-changer; next to the Navi Mumbai International Airport (NMIA) in terms of what it will do to real estate prices. Even though the line might be truncated and would begin at Wadala instead of CSMT, the project itself is set to boost the prices along the corridor and even in those areas that lie in the 20-30 minute radius of the line.
