Introduction: Prime Minister Narendra Modi and his Japanese counterpart Shinzo Abe laid the foundation stone for India’s first bullet train project between Mumbai & Ahmedabad which is currently under construction and estimated to be functional by 2022. The total budget of the project is estimated to cost about Rs.99000 crores. This bullet train will stop at 12 proposed stations between Mumbai & Ahmedabad out of which 4 stations would be in Mumbai & MMR. The total journey will collectively take 2 hours and 7 minutes. The bullet train technology will revolutionize public transport and transform not only the transport sector, but the real estate world as well.


How it affects Real Estate: It approximately takes for a common man about 1 to 1.5 hours to travel from Bandra to Thane/Virar. Now, with the introduction of the bullet trains travelling to & fro between BKC & Ahmedabad, stopping at stations like Thane, Virar & Boisar within minutes will increase the convenience to travel not only in a short time but with complete comfort as well which in turn should lead to a boom in the realty sector. This we believe will lead to an appreciation in the value of property in and around these areas.


How will it affect Transport? These bullet trains will be operating at a speed of 320 kmph covering a distance of 508 km within a proposed time of 2 hours. This swift transport will bring about ease in business activities and service sector.  


How will it personally benefit you?  It is proposed that the bullet train will be making 33 journeys a day with each train consisting of a capacity of 900 to 1200 passengers and the cost of the tickets of these AC trains is predicted to be anywhere between Rs.2700 -  Rs.3000 for the entire journey. Hence, this will be a comfortable choice which could be much cheaper and time efficient as compared to flights.


Bullet Train Infrastructure: The railways will only require around 825 hectares of land for the project as 92% of the route will be elevated, 6% will go through tunnels and only the remaining 2% will be on the ground. India’s longest tunnel ranging 21-kms-long, will be dug between Boisar and BKC in Mumbai, 7km of which will be under the sea. The train tracks will elevated to 18 meters for most of its route to ensure the train runs over the existing railway route. The remaining, less than 40km stretch will be under sea and underground in Mumbai.


Conclusion: As we predict that that bullet train project is going to be a boom not only for transport but also for the real estate sector with comfortable and faster modes to travel currently investing in properties in localities like BKC, Thane, Virar or Boisar could turn out to be beneficial investment.
